Market figures give an idea of the gap that has widened. According to Mubawab’s 2025 report, the average rent for an unfurnished apartment in Agdal reached 11,999 dirhams per month. This level shows how high prices can rise in some neighborhoods of Rabat.
Housing pushes residents toward the outskirts
The phenomenon is not new, but it is worsening. Real estate professionals had already explained that rising rents were pushing some middle- and lower-income households out of Rabat. The conversion of buildings into hotels or hotel residences has also reduced the housing supply in the capital.
For those who remain tenants, the problem is now twofold. They have to find an available apartment and then manage to absorb its cost while the rest of their expenses are also increasing. Housing thus becomes the burden that forces them to cut back on everything else.
