Prices fall in Morocco, but buyers are abandoning the real estate market

Housing prices fell in Morocco in the first quarter of 2026. This decline nevertheless failed to revive the market: the number of residential transactions plunged by 38.4% in three months.

Between the fourth quarter of 2025 and the first quarter of 2026, residential property prices fell by 3%, while sales recorded a much sharper decline.

According to data published jointly by Bank Al-Maghrib and the ANCFCC, apartment prices fell by 2.7% over one quarter, while the number of transactions declined by 37.5%.

The slowdown is even more pronounced for houses and villas. House sales plunged by 51.6%, while villa sales fell by 53.1%. Their prices decreased by 2.7% and 6.4%, respectively.

The market freezes despite falling prices

The year-on-year comparison confirms the gap between the changes in prices and sales. Compared with the first quarter of 2025, housing prices fell by 0.6%, but residential transactions declined by 10.7%.

Apartments remain the most frequently traded properties, but their sales fell by 10% year on year. The decline reached 25.3% for houses and 13.6% for villas.

Across all categories, including land and commercial premises, the real estate asset price index fell by 2.4% in the first quarter of 2026. The total volume of transactions, meanwhile, contracted by 40.2%.

The data show that falling prices are not, for the time being, enough to bring buyers back. Morocco’s real estate market is not collapsing: it is freezing up.
